Property Management Frequently Asked Questions

How long will it take to rent my property?
I will recommend a rental rate and terms that I believe will attract a qualified tenant within a reasonable time. Market conditions vary and I can’t make any guarantees about how fast we will get applicants. Some properties lease immediately and others take longer. You will be provided with updates on the status of the marketing so we can modify the price or terms if needed.

How do I determine the rental rate?

After inspecting your home I can make recommendations to you on items that might enhance your homes value. I can share with you the current market situation based on the type of property you own and recommend a rental rate. It is still your property, I can make the recommendations – you make the decision.

Who collects the rent?
The tenant makes all payments to Integrity Rental Management LLC. Payments are deposited into Integrity Owner Operating Trust Account within 48hours of receipt. Security Deposits are maintained in a separate Security Deposit Trust Account. Management fees and any other expenses that have been authorized will be deducted from the gross rent and the net balance is sent to you. Statements and net rent checks will be sent out as close to the 10th of the month as possible.

What happens if the tenant does not pay the rent?

In the lease signed by the tenant there is a grace period in which to have the rent paid. Any tenant that has not paid by the expiration of the grace period will show up on a tenant late report generated the day after the grace period. At that point, there is an attempt to contact the tenant by phone to remind them of payment. If no contact or payment is received, we proceed with the necessary steps allowable by state laws to remove the tenant from the premises if necessary. If the tenant still does not pay or make arrangements based on individual circumstances then eviction procedures will start. If necessary we will go to court, arrange to get a “writ of restitution” and follow through with arrangements to have the tenant vacate the premises.

What happens if the tenant has a maintenance problem?
The tenant contacts the office to report all maintenance problems or concerns. During non-office hours, the phone is forwarded to a home phone or cell phone. If I am out of contact for a period of time then an emergency phone number will be supplied on the office voice mail for the tenant to call.

Maintenance will be arranged based on the “repair limit” that was established in the management contract. If the repairs needed exceed the $ amount established in the management agreement then every attempt will be made to contact you for input. Please note: If you cannot be reached and it is an emergency situation that cannot wait, then I will handle the emergency immediately, based on need, judgment and experience, to protect your property from suffering any further damage.

Does retaining a management company mean I won’t have any problems with the property or tenants?
If you own rental property there is always a risk of problems occurring. Whether the problems are related to maintaining the property or dealing with the tenant there will be problems that need to be addressed and resolved. These problems that can’t be avoided will be handled as quickly and professionally as possible.  We can do our best to screen applicants but sometimes things may slip through the cracks or a tenant may have circumstances that change them greatly.
