How does the rental process work?
- Review the available properties on the web page, call
the office to inquire if any new properties have become
vacant or stop by the office and review the property book.
- Contact the office to schedule an appointment to view
the interested property or properties.
- Download rental application and have ready,
or receive a rental application once you have found a property
that meets your needs. (review more detailed info on the
rental application process below).
- Rental application is processed.
- You are notified if you are accepted or denied.
- Lease and all non-standard rental provisions are reviewed
and signed with each responsible tenant listed on the lease.
- Security deposit and 1st months rent is collected.
(This may vary depending on property owner's preference.)
- Arrangements are made for move-in date.
- Keys are issued.
What are the requirements of the Rental Application?
- Applications may be accepted for a period of time relating
to a specific house/apartment before any application is
processed, the most qualified candidates will then be processed.
- All adults age 18 and over must present photo identification
upon completion of the application prior to it being processed.
- Typically income requirements of 3 times the monthly rent
will be required.
- A Credit Check will be conducted on all responsible parties
to the lease.
- Employment will be verified, as well as income level.
- Past landlords will be contacted to determine your ability
to pay the rent on time and to take care of the property.
- A Criminal Check will be conducted.
- You will be contacted either by phone or letter regarding
the outcome of the application processed.
How much is the Security Deposit and when do I have to pay
it?
- The security deposit is usually equal to one month’s
rent. From time to time, some owners will offer special promotions
to help lease their property more quickly.
- The security deposit must be paid prior to receiving the
keys and moving in.
What will I owe at move in?
- You will be required to pay the 1st month’s rent
and the security deposit to Integrity Rental Management
LLC prior to move in and possible a pet deposit. (depending
on owner's preference)
- You may have other utility deposits such as phone or cable
and electric that you will need to make arrangements for.
Am I allowed to have pets and will it cost extra?
- Some owners will allow pets on their properties. This
may be limited to the type, breed, and size. Some owners may
also allow a pet at the property but outside only.
- A refundable or non-refundable pet deposit may be required
as well as signing an additional pet guidelines and requirements.
- These costs will be paid to Integrity Rental Management LLC prior to move in.
What are the standard lease periods?
- Generally leases are for a 12 month period. Some owners
will consider leases of a shorter duration based on situation
and the time of the year. (example winter months to renew
during the summer months)
- Due to the military bases in this location most owners
will honor a military clause and allow a military person out
of their lease in the event of a relocation or other military
requirements, providing the proper documentation is provided.
When is the rent due?
- Rent is due on the first of each month. A late fee will
be assessed to all rent not received by the grace period stated
on the lease.
What are the penalties for early termination of a lease?
- If you decide to move out prior to the end of the lease
term then you will be required to give a 30 day notice to
vacate.
- You will still be responsible for all rent and utility
payments until the Property Manager finds a suitable tenant
or the lease expires, whichever comes first.
- You will also be responsible for all advertising costs
and all other cost associated with finding a new tenant, to
include paying a fee to the Property Manager based on the
time spent to secure a new tenant.
